How a job moves.

Plains Ready doesn't manage your property. We make sure the work gets done, and we show you it got done.

  1. Tell us the job

Use the form: the property, what needs doing and when. Photos help but can come later.

  2. Approve one price

You get a written scope and price. Lawns, lots, gutters and fences can often be measured from aerial photos, so you don't wait on a site visit. Nothing is booked until you say yes.

  3. Get the photos

Crews check in on site, and before-and-after photos come to you when each visit is done.

For lawns, beds, driveways, lots, gutters and fences we measure from recent aerial photos, so you get a price the same day. The quote says it's an aerial estimate, and the crew confirms it on the first visit.

Try it on a real Lubbock property: pick one, watch it measure, or tap your own corners on the photo.

One example: a rental turn.

Drag the handle left and right: the room the last resident left, and the room the next one walks into. Every job ends the same way, with photos of the finished work.

Five days, one schedule.

Turns slip when three vendors are booked separately and nobody owns the date. We book every trade in the right order against your ready-by date, and every crew checks in when they arrive.

How does Plains Ready charge?

Every job gets a written price before any work starts. For turns and one-off projects that is a not-to-exceed price: the crews' actual bids plus our coordination fee, each on its own line. Repeat work is a set price per visit.

You are billed only after the photos are in and the work passes our check.

Work that needs a licensed tradesperson (plumbing, electrical, HVAC, pest, sprinklers) is booked with a Texas-licensed company, which quotes and bills you directly under its own license.

Local crews. Lubbock first.

Every crew is checked before they get regular work: W-9, proof of insurance, and a trial job. We add nearby towns only once two checked crews per trade are lined up there.

Questions owners ask

What does Plains Ready do?

Plains Ready is one contact for the work a property needs in Lubbock: unit turns, Airbnb turnovers, cleaning and janitorial, lawns and grounds, pressure washing, windows, gutters, parking lots, storm checks, handyman work and hauling. We book checked local crews, check the work, and send you photos when each job is done.

How do I request work?

Use the form: the property, what you need done and when. Photos help but can come later. We send back a scope and a written price before any work starts. Nothing is scheduled until you approve it.

Can you price a job without coming out?

Often, yes. For lawns, beds, parking lots, concrete, gutters and fences we measure from recent aerial photos and price from that. The quote says it is an aerial estimate, and the crew confirms the measurement on the first visit. Inside work and roofs usually need photos from you or a quick visit.

Who does the work?

Independent local crews we have checked: W-9 on file, proof of insurance, and a trial job before they get regular work. Work that legally requires a licensed tradesperson, such as plumbing, electrical or HVAC repairs, is booked with a Texas-licensed company, which quotes and bills you directly under its own license.

How does pricing work?

Every job gets a written price before work starts. For turns and one-off projects that is a not-to-exceed price built from the crews' actual bids plus our coordination fee. Repeat work is a set price per visit. You are billed only after the photos are in and the work passes our check.

Which areas do you cover?

Plains Ready starts in Lubbock. Nearby towns are added as we line up at least two checked crews for each core trade there, so we never promise a date we can't staff.

Tell us what you need.

You'll get a written scope and price back. Nothing is booked until you say yes.

Plain words are fine, like "mow every two weeks", "clean after each guest" or "clean, paint touch-up, carpet looks rough." Photos can come later.
Takes about a minute.
