What's included

Pick what you need. Every visit is checked in on site and photographed.

    Kitchen, baths, floors, windows and blinds.

    Patched, sanded and matched to the existing color.

    Holes, caulk, hardware, fixtures and bulbs.

    Only by a crew holding a Texas DPS locksmith license.

How it's priced

Each turn gets a written not-to-exceed price before any work starts: the crews' bids plus our coordination fee, each on its own line. Paint and cleaning are usually priced by unit size; repairs by the hour or by the item.

You're billed only after the photos are in and the work passes our check.

When in West Texas

Turns in Lubbock bunch up in May and August around Texas Tech move-out and move-in. Send units early in those weeks so they're booked against your ready-by date.

Questions people ask

How fast can a unit be turned?

It depends on the scope. You set the ready-by date, and we only accept it if we can staff it. The schedule books each trade in order against that date.

Do you check the work?

Yes. Crews check in on site and take before-and-after photos. You're billed only after the photos are in and the work passes our check.

Can you rekey locks between tenants?

Yes, but only through a crew that holds a Texas DPS locksmith license, as state law requires.
